Attached Accessory Dwelling Units are separate living units that are attached to, or within the primary residence on the lot. Often referred to as Mother-in-Law units or Secondary Dwelling Units, these apartments are often added by converting an existing basement, or sometimes an attic. They can also be added by extending the footprint of the primary residence, but this strategy tends to be more expensive. Basement ADUs are generally the most cost effective way to add an ADU on your property.
Detached Accessory Dwelling Units, often referred to as backyard cottages, carriage houses, granny flats, or even Fonzie flats (for those who grew up watching Happy Days!) are detached from the primary residence on the property. They offer a great deal of flexibility in design choices, and are very attractive for the privacy they offer as completely separate units, but they also tend to be quite a bit more expensive to build than attached ADUs.
